DVC Resort Deed Expirations

DVC Expiration Dates

Every Disney Vacation Club (DVC) resort has a deed expiration date that is 50 years from that resort’s construction date. Below is a helpful table for you to know the deed expiration date for each DVC resort.  One exception you’ll see is Old Key West, which was DVC’s original resort, built in 1991, however featuring two expiration dates of either 2042 or 2057. In 2007, Disney Vacation Club gave members at Old Key West the opportunity to extend their deed for an additional 15 years for the price of $15 per point, which later increased to $25 per point.

What Happens When A DVC Contract Expires?

When a DVC resort deed reaches its expiration date, ownership of the resort reverts to Disney. Members lose their annual points allocation and cannot make new reservations. There is no payment or buyout at expiration. The contract simply ends and the membership ceases to exist.

DVC is a deeded real estate interest — you own a fractional share of the resort for a fixed number of years. Unlike a lease, which can sometimes be renewed, DVC deeds have a hard end date written into the original resort declaration. That date is publicly recorded and cannot be changed by individual members.

The Old Key West Exception

Disney has offered a contract extension once in DVC history. In 2019, Old Key West members were given the option to extend their 2042 deed to 2057 by paying a fee (approximately $15/point at the time). Whether Disney will offer future extensions at other resorts is entirely at their discretion. Extensions should not be assumed when evaluating any 2042-expiring resort.

frequently asked questions

When does DVC resort deeds expire?

DVC deed expiration dates range from 2042 (six resorts, including Boardwalk, Beach Club, and Old Key West) to 2070 (Riviera Resort). The expiration date is set at the time the resort is built and is publicly recorded in the deed. As of 2026, the average years remaining across all DVC resorts is approximately 30 years.

What happens when a DVC contract expires?

When the deed expiration date arrives, the ownership reverts to Disney — members lose their points allocation and can no longer make reservations. There is no compensation or buyout. Disney may redevelop, sell, or convert the resort at their discretion. No DVC resort has reached its expiration date yet, so the exact process hasn't been observed in practice.

When do DVC points expire?

DVC points expire on two timelines. Annual points expire at the end of your use year if unused — you can bank them one year forward or borrow from next year, but banked points that aren't used in the banking year are lost. Contract points (the deed itself) expire on the resort's deed expiration date (2042–2070). These are two separate concepts.

Should I purchase DVC resort contracts expiring in 2042?

Not necessarily — the right answer depends on price. Resorts expiring in 2042 sell at a discount precisely because of the shorter term. If you pay an appropriately lower price per point and plan to actively use the membership for the next 10–15 years, these contracts can still deliver excellent value. The key is not overpaying for a short remaining term.

Can DVC contracts be extended past the expiration date?

Disney extended Old Key West contracts from 2042 to 2057 in 2019 for a fee. This is the only time Disney has offered an extension across the entire DVC program. Whether they will offer extensions at other resorts approaching 2042 is unknown and entirely at Disney's discretion. Do not purchase a 2042 resort expecting an extension.

Which DVC resort has the longest contract?

Riviera Resort has the longest deed expiration at 2070 — 44 years remaining as of 2026. Copper Creek Villas (2068) and Polynesian Villas (2066) are close behind. These newer resorts command premium resale prices in part due to their extended contract length.
