Everything You Need To Know About Grand Floridian

Grand Floridian is Disney's flagship resort, and the Villas are the most refined way to experience it. Set on the Seven Seas Lagoon with Cinderella Castle rising across the water, it combines Victorian elegance with the best access in Walt Disney World: monorail, boat, and a lakeside path to Magic Kingdom, all within minutes of your door. This is where owners go when they want Disney done at the highest level.

Opened in 2013, the Villas at Grand Floridian sit within one of Disney's most iconic buildings, with sweeping rooflines, a grand lobby crowned by a glass atrium, and a live orchestra playing on the main floor. Villas range from studios to three-bedroom Grand Villas, finished with fine woodwork, soft fabrics, and full kitchens in the larger layouts. Many look out over the lagoon or the gardens, and a number of them frame a front-row view of the Magic Kingdom fireworks.

The experience goes well beyond the room. Citricos and Narcoossee's rank among Disney's most popular signature dining spots, Victoria & Albert's is one of the most celebrated restaurants in all of Walt Disney World, and afternoon tea in the lobby is a Grand Floridian tradition. The white-sand beach on the lagoon makes a perfect spot to watch the evening show, and the monorail runs right past the front door, so you can be at Magic Kingdom or EPCOT without ever waiting for a bus.

For buyers, Grand Floridian sits at the top of the market, and it earns its place. The deed runs through 2062, and 2026 annual dues are $8.31 per point, the lowest of any resort in our lineup. Price per point is typically among the highest in DVC resale, but low dues, a long deed, and consistently strong demand help balance that out over the life of the contract. If you want the flagship experience and plan to own for the long term, Grand Floridian is one of the most sought-after contracts in the system.

Each offers a fully equipped kitchen, king-size bed in the master bedroom, Victorian style tub with bubble jets, walk-in shower, queen-size sleeper sofa, one pull-down bunk-size bed, flat-panel TV, DVD player, washer & dryer, and a private balcony.

Deluxe Studio

Deluxe Studios feature a split bathroom and accommodate up to five Guests, plus one child under the age of three in a crib. One side of the bathroom features a tub with shower, while the other side features a walk-in shower. The room has a kitchenette, queen-size bed, queen-size sleeper sofa, one pull-down bunk size bed, a flat-panel TV, DVD player, and a private balcony.

Two Bedroom Villa

Sleeps 9 Guests

Two-Bedroom Villas feature three full bathrooms. Each features the amenities of a One-Bedroom Villa, plus an additional bedroom with flat-panel TV, DVD player, two queen-size beds and private bathroom.

Two Bedroom Lockoff Villas

Sleeps 10 Guests

The Two-Bedroom Lock-Off Villas feature all the amenities of a Two-Bedroom Villa, however the second bedroom features one queen-size bed and a queen-size sleeper sofa, as well as a bonus pull-down bunk-size bed.

Three Bedroom Grand Villa

Disney Vacation Club’s largest Three-Bedroom Grand Villas include four full bathrooms and accommodate up to Twelve Guests, plus one child under age three in a crib. In the master suite you’ll find a king-size bed and flat-panel TV, as well as a whirlpool tub. These Grand Villas also feature a dining area, fully equipped kitchen, laundry area with washer & dryer, and living room with flat-panel TV, DVD player, and a queen-size sleeper sofa. The second and third bedrooms each feature flat-panel TVs, two queen-size beds, separate bathroom, and private balcony and sitting area with a queen-size sleeper sofa. There’s also a media room with home theater system, including a flat panel TV and Blu-ray player and queen-size sleeper sofa.
