What does the buyer pay at closing for resale DVC?

If the buyer is paying cash, the total amount due at closing is typically the purchase amount and closing costs, if they are paying the closing costs. Depending on the time of year, Disney requires the annual dues to be paid, so that would be paid at closing as well. For a number example, The Villas at Disney’s Grand Floridian Resort & Spa are $7.01 per point for annual dues. Going by the aforementioned 175 points, that cost be $1226.75 total for annual dues.

If the buyer is financing, they would pay their standard 10% to 20% down payment, closing costs, and potentially the dues.

DVC Resale vs Direct Pricing

Aside from other costs, let's compare what makes up the big chunk of the Disney Vacation Club price which is the points. For continuity, let's compare DVC resale vs direct pricing on 175 points at a few different resorts. If you're still deciding on your Home Resort, there are properties with much lower per point values on the resale market like Disney's Old Key West Resort for around $125 per point when Disney sells it for $200. For 175 points that's a savings of $13,125 if you buy resale. Disney's Saratoga Springs Resort & Spa has about the same amount of savings. Even Disney's Polynesian Villas and Bungalows have incredible savings at around $171 per point on the resale market compared to $250 when bought from Disney directly.
