Once you agree on pricing and sign the listing agreement, your contract goes live. This entire phase typically takes just one to three days.

Phase 2: Finding a Buyer (Days to Weeks)

Phase 3: ROFR — Disney's Right of First Refusal (30 Days)
Once you accept an offer, the signed contract is submitted to Disney for their Right of First Refusal (ROFR). This is a mandatory step in every DVC resale transaction, no exceptions.
Disney reviews the contract and decides whether to exercise their right to purchase it themselves at the agreed price, or waive ROFR and let the sale proceed to the buyer. Disney's standard review window is approximately 30 days, though it can sometimes run a bit shorter or longer depending on processing volume.
Here's the important thing for sellers to know: ROFR is largely a neutral event for you. Whether Disney buys the contract or passes, you receive your agreed-upon sale price either way. The only real impact for sellers is the additional time it adds to the process — and in rare cases, the need to find a new buyer if Disney exercises ROFR and your buyer walks away frustrated.
In 2026, Disney has been exercising ROFR at a significantly elevated rate — 21.82% of submitted contracts year-to-date, compared to just 8.6% for all of 2025. Phase 4: Closing (30–60 Days)

Most closings take 30 to 60 days after ROFR passes. The title company drives this process — your main responsibility as a seller is to sign documents promptly when they arrive, which keeps everything moving.
