So you've decided to sell your DVC points or you're at least thinking about it. There's just one catch: you have a trip booked with points from the contract you want to sell. It's also possible you have your contract listed and are thinking about using some points while you wait to get an offer. Can you use your DVC points when selling your contract? Is it ok to book a trip using points if your DVC contract is listed? Let's go over best practices and what you should know about using your DVC points when you want to sell.

Can You Use DVC Points When Selling?

Many Members have multiple DVC contracts. We're talking specifically about using points on the one contract you're trying to sell. Using points from other contracts doesn't affect your sale.

Is it ok to book a trip with my points if I'm trying to sell my DVC contract? In reality, it's likely your contract could sell in 30 to 45 days. For some in demand contracts, it could be a matter of just a few days before a buyer puts in an offer. It's also possible that your contract is less in demand and finding the right match could take time. Your Expert can talk you through what might be expected with your specific contract. Demand will depend on your home resort, point value and possibly the use year and points available on the contract. Which leads us to our answer.

If you are actively trying to sell your DVC contract, it's not a good idea to book a trip.

There are a few reasons why. Let's walk through them.

You can't close on a contract you're selling if you have a pending trip booked.

DVC contracts are deeded real estate interests and require a closing process similar to other real estate transactions. It's more complicated than making an agreement with the buyer to keep your reservation. You simply won't be able to keep your reservations if the contract is sold. You will need to have all of your pending stays completed to transfer ownership.

Having a trip booked will delay your closing until after the trip is over. If you have a potential buyer interested, waiting months to begin the closing process is not an appealing offer. They may move on to find a contract that's a better fit. If you have a trip booked, or are thinking about using your contract, you may want to wait to sell. If you already have your contract listed or have accepted an offer, booking a trip changes the number of points available on your contract which changes everything. More on that below. It may best to wait to sell or to rent out points for that next stay instead of using your contract to book that last trip.

Changing the number of points available on your contract changes the value.

The number of points you get every year is different than your points available. The number of DVC points available plays into the value of the contract and how much people will want to buy it for. If you banked your points from last year, those are additional points the buyer can use. In some cases, a higher number of points available makes booking two or three more vacations possible. This increases the value of the contract. 

If you have your contract listed for a certain price but then use some of your points, the price will need to be adjusted. It also changes who might be interested in your contract. Often people are looking for DVC contracts for sale with points they are able to use in the near future. If you've used this year's and next year's points, the contract may not sell for as much or have as many potential buyers.

So can you use DVC points when selling your contract? Technically yes but as a best practice, and for an efficient sale, you may not want to.
