We're well into a new year and Disney has shared quite a few pieces of news and interesting updates already. Sometime soon, Walt Disney World annual pass holders will be able to get into the parks with no reservation after 2:00 p.m. Overnight parking at the resorts is complementary for all guests again. The head of parks and resorts, Josh D'Amaro, also recently shared with theme park reporters that the company plans to bring entertainment back at Disney World. A lot of changes are happening since the big CEO mix up at Disney last November. That also includes some things at Disney Vacation Club apparently. The Disney ROFR DVC stats for January 2023 aren't like anything we've shared before.

Each month we share the Disney ROFR DVC stats for the previous month. We go over the numbers, aiming to inform potential DVC resale buyers and sellers. The statistics discussed below are based on DVC Resale Experts’ own sales and data. So welcome, or welcome back, and let’s see how things turned out for Disney ROFR DVC stats January 2023. Things slowed down in the latter part of 2022 and you might be surprised to see how things went in January! Disney ROFR DVC Stats for January 2023

It feels odd to say it but there is nothing to report! We still have lots to talk about and try to understand but there are no ROFR buybacks to report on for this time period. In January of 2023, Disney chose to use ROFR to buy back about 0% of DVC Resale Expert sales. Out of the 31 ROFR responses received, 31 contracts passed and 0 were bought back by DVC.

No properties were affected by ROFR DVC interception in January of 2023 and we'll speculate why below.

Resorts that were not bought back by DVC during this time, because Disney Vacation Club chose to not buy any back, include the entire home resort round up: Disney’s Animal Kingdom Villas, Aulani, A Disney Resort and Spa, Bay Lake Tower at Disney’s Contemporary Resort, Disney’s Beach Club Villas, Disney’s BoardWalk Villas, Boulder Ridge Villas at Disney’s Wilderness Lodge, Copper Creek Villas and Cabins at Disney’s Wilderness Lodge, The Villas at Disney’s Grand Californian Hotel, The Villas at Disney’s Grand Floridian Resort, Disney’s Hilton Head Island Resort, Disney’s Old Key West Resort, Disney’s Polynesian Villas & Bungalows, Disney’s Riviera Resort, Disney’s Saratoga Springs Resort and Disney’s Vero Beach Resort.

THOUGHTS ON DISNEY ROFR DVC STATS

In trying to prepare a buyer to be aware of their risk of a ROFR buy back, it’s important for us to share the popular ROFR DVC buy back resorts. While we don’t know exactly why, Disney Vacation Club seems to favor different resorts at different times. As of right now, no resorts are favored and we're not quite sure what's going on.

After buybacks slowed down in December of last year, they came to a total halt in January of 2023. Copper Creek Villas and Cabins at Disney’s Wilderness Lodge was a regular buyback resort for quite a while. In December of 2022, Copper Creek was the only ROFR buyback we saw. Disney’s Animal Kingdom Villas, Bay Lake Tower at Disney’s Contemporary Resort, Disney’s Old Key West Resort and Disney’s Saratoga Springs Resort have also been on the popular buy back list the last few years.  Fortunately for buyers, those buying resale DVC contracts in January of 2023 didn’t have to bother with ROFR buy backs at all. Even at the resorts mentioned here. This is the first time we've seen this happen since we started covering the Disney ROFR DVC stats in a report like this each month. 

We don't have any solid answers on why Disney Vacation Club is not buying resale contracts back at the moment. The Disney ROFR DVC stats are really just a look at DVC Resale Experts records. We can speculate a bit though. There have been a lot of changes at The Walt Disney Company recently and in the state of the economy in general. Disney is a resilient company and there are precautions taken in moments of uncertainty. Analysts have been chatting about the possibility of a recession this year. It's debated but in the event of turbulent financial times, travel is a luxury and will be the first budget cut for many families. The Walt Disney Company talked about hiring freezes even before Bob Iger returned to the CEO position. This no buy back period could be the result of a spending freeze. It could also be a sign DVC has all of the stock they currently need. We usually assume Disney buys certain contracts back to cater to what buyers want, whether it be certain price ranges or particular home resorts. There's a lot of guessing going on here but any of these factors could be at play. We don't know how long this pause on buy backs will last but we'll, of course, be following closely and share the details with you next month.

ROFR DVC Stats and Pricing Competitively

If you’re interested in buying a contract at a home resort mentioned above that Disney is usually more likely to buy back, this might be a good time to put in that offer you've been waiting on. Disney ROFR DVC Meaning

To refresh your memory or fill you in, here’s a reminder of what ROFR stands for and means. The letters ROFR stand for Right of First Refusal. Disney Vacation Club contracts say Disney has the Right of First Refusal, or the first chance, to buy a contract back when a Member chooses to sell DVC points. ROFR buybacks happen during the closing process when a Member is selling a DVC contract. When the seller accepts an offer from a buyer, Disney is able to buy the contract back at the agreed upon rate instead of letting the sale go through.

When Are Disney ROFR DVC Stats Important?

The Right of First Refusal is not as important for someone who is selling DVC points. Sellers make the same amount from a sale if Disney chooses to buy it back because they must pay the rate the seller agreed to sell it for as specified in Disney Vacation Club contracts. The Right of First Refusal is a very important part of the process for those who are buying DVC points. If Disney chooses to buy back the contract during the Right of First Refusal process, the sale does not move forward for the buyer. For sellers, Disney choosing to buy a contract back doesn’t make too much of a difference since the price is the same.
