Direct prices went up at four sold out Disney Vacation Club Resorts this week. As of January 20th, Disney's Beach Club Villas, Disney's BoardWalk Villas, Disney's Hilton Head Island Resort and Disney's Vero Beach Resort all increased per point when buying direct from Disney. These increases come at a strange time during the prolonged reopening of Walt Disney World as all offerings still haven't returned. What do these four resorts have in common? Beach Club, BoardWalk, Hilton Head Island and Vero Beach all have deeds that expire 20 years from now in January of 2042.

DVC Raises Prices On Four Sold Out Resorts January 2022

The January 2022 DVC price increases are as follows:

Disney's Beach Club Villas went from $245 to $265

Disney's BoardWalk Villas went from $210 to $230

Disney's Hilton Head Island Resort went from $140 to $155

Disney's Vero Beach Resort went from $125 to $140.

Disney's Vero Beach Resort remains the lowest cost per point at the new rate of $140 and Hilton Head Island Resort is the next best price at $155. Though these are the lowest cost per point and might be enticing, remember it's always best to make your home resort where you plan to actually stay the most. That eleven month home resort booking advantage can really make a difference.

Other DVC Price Increases Coming?

In our ROFR DVC 2021 Annual Stats post, we saw Saratoga Springs and Old Key West with the most buybacks by far last year. However they aren't included in this current price increase and we're wondering what that means. There is another price increase coming up on February 3rd for the resorts Disney is actively selling. Disney has announced Riviera and Aulani will both rise in price bringing the direct per point number to $207. It's possible we could see other sold out resorts rise then as well.

Disney Vacation Club Direct vs. Resale

In terms of buying DVC direct vs. resale, there's no doubt resale provides the most incredible savings. The member events and small discounts may matter to some but the money you save buying resale DVC points can add many guaranteed special events, dining experiences and more to your trips for years to come.

As an example, let's look at the beloved Beach Club resort. It's popular, has the most amazing pool at Walt Disney World and is a short walk from Epcot. There's so much to love. Well the updated Beach Club pricing has new members who are buying direct paying $265 per point. Roughly, without fees or any other costs, for 150 points that brings you to an estimated $39,750. Currently there are Beach Club resale DVC listings for 150 points that are going for an average of $24,525. Before considering fees or other additions on either sale, that's a savings of $15,225 when buying resale vs. direct at Disney's Beach Club Resort in January of 2022.
