Market Overview
March 2026 brought renewed momentum to the DVC resale market, with prices ticking up across most resorts after a relatively quiet February. The overall average resale price for March came in at $127.76 per point — up from $134.41 in February (which was skewed by a few high-end sales) and a solid improvement over the $107.00 we recorded in March 2025. Year-to-date, the 2026 average across all resorts sits at $118.60 per point, tracking slightly ahead of last year's full-year average of $115.13.
For buyers, the value story remains compelling: resale buyers are saving an average of 48–52% compared to buying direct from Disney, depending on resort and timing.

Resort Highlights
Grand Californian had the most notable move of the month, jumping to $298.00/point — the highest price of any resort tracked this month and well above its 90-day average of $264. Inventory for Grand Cal remains extremely tight, which continues to push prices toward the direct price of $310. Grand Floridian also had a strong March at $176.60/point, well above its 12-month average of $160.65. Grand Floridian consistently commands a premium given its iconic location and longer deed life through 2064.
Polynesian came in at $161.36, in line with its recent trend and still offering meaningful savings vs. the $243 direct price. With its deed running through 2066 and some of the best theming on property, Poly remains one of the more popular resale targets.
Old Key West continued its position as one of the most affordable deluxe options at $80.00/point — a 61% discount vs. direct. With 2026 annual dues at $11.21/point and a deed expiring in 2042, OKW is best suited for buyers who plan to use their points heavily in the near-to-mid term. Vero Beach recorded just one sale in March at $38.00/point — a steep discount reflecting the resort's limited Disney park access, high dues ($14.89/point in 2026), and 2042 deed expiration. Buyers who love the beach property can find exceptional entry-level pricing here, but should understand what they're getting.
ROFR Update: Disney Is Buying Back More
One of the bigger stories in the resale market so far in 2026 is Disney's significantly increased use of the Right of First Refusal (ROFR). Through the first months of 2026, Disney has exercised ROFR on 21.82% of submitted contracts — compared to just 8.6% for all of 2025 and 4.41% in 2024.
