It's the summer of 2022 and things have shifted on the DVC resale market yet again. It's fluid, of course, and many factors come into play with resale DVC contract availability and pricing. There's no doubt we've moved into a buyer's market again. However, that may not mean all that you think it means. Here's an update on the DVC resale market, pricing these days and what things are actually like this summer.

What You Should Know About The Current Resale DVC Buyer's Market

Yes, you'll benefit from having a licensed real estate broker assist you in buying resale or selling DVC. Remember that Disney Vacation Club is still a timeshare even though real estate professionals execute the contracts. Timeshare market trends are different than traditional real estate trends and can't really be compared to the housing market. Though some of the same factors inspire traditional housing market trends, like the stock market and demand, there are many other things influencing resale DVC prices.

Despite more contracts being for sale on the market, the price of renting a Disney hotel room, the real indicator of the value of DVC, has not plunged whatsoever. The current resale DVC buyer's market may present more contracts to choose from but those contracts are not selling at lower rates. Across the board, resale DVC prices are still up from 2021, though some resorts have gone up in price more than others.

Let's take a look at some historical resale pricing by resort compared to 2022 averages thus far into the year. The following DVC resale average prices are based on DVC Resale Experts sales. In 2022, Bay Lake Tower at Disney's Contemporary Resort made a small jump to $159 per point, up from $158 per point in 2021. This is with a $20 per point increase in direct pricing over last year, bringing Bay Lake Tower to $265 per point when purchased from Disney Vacation Club directly. Some resorts have had significant price jumps on the resale market in the last year with Disney's Beach Club Villas going from $152 to $164 and Disney's Old Key West Resort going from $105 to $120.

To get technical, there is the point value of contracts sold to consider in average pricing. This is a deep dive but when a contract has fewer points, the per point price is usually a little higher. Adversely, when a contract has more points, the per point price is slightly lower. Basically a 50 point contract at a resort may be lower in overall price when compared to a 150 point contract but the per point price will likely be higher. On the off chance there were a significant number of smaller contracts sold over the last year, that still didn't decrease DVC resale average per point prices. At this point, all resorts have gone up in price when comparing this year to last year, even if just by a few dollars.

So even though it's a buyer's market, we still have to look at the data and present realistic offers. Wildly low offers don't produce results. Resale presents an excellent value for Deluxe Disney resort hotel stays and contracts are still selling so there isn't a need to lower prices dramatically or even at all. There's also the Right of First Refusal to consider. The lower the price of a resale contract, the more appealing it may be for Disney to buy back. Consult with an Expert to come up with a competitive number that will land you the contract you want.

Will DVC Resale Prices Go Down?

It's hard to say if DVC resale prices will go down at all in response to more contracts being listed these days. Typically a buyer's market creates conditions where supply outweighs demand. Sellers then often need to adjust pricing accordingly to make products more appealing. That's just not what we're seeing right now. DVC Resale Experts own sales and data are our source for information. Based on that, we've seen prices steadily go up. 

Why is that? It could be a strong demand for travel still lingering. Perhaps more contracts on the market means potential buyers are finding what they want more easily. It's also likely folks who saved money on travel the last few years still have a chunk of change to invest in Disney Vacation Club and their future vacations. Whatever the reason may be, we are not seeing a wild dip in prices that correlates with the conditions changing. We do have some solid clues as to why that is. Is it a Good Time to Buy DVC Resale?

With all of this talk of a buyer's market, though prices have not dipped, it's still a great time to buy DVC resale. When is the best time to buy DVC resale? Because Disney Vacation Club is not a traditional investment but an investment into your future vacations, the best time to buy DVC resale is as soon as you have decided you want to become a Member. Many DVC Members that purchased years ago have booked trips on points for years and have still seen the value of their Membership increase. This is mostly because Disney hotel costs have risen in price and direct Disney Vacation Club prices continue to go up. The value of DVC resale is tied directly to those to things. Plus, there are still exciting additions making Disney Vacation Club more appealing like the new Resort Studios at The Villas at Disney's Grand Floridian Resort that can be booked with resale DVC points.
