There's a great, big, beautiful new year we're in. Welcome to 2023! It’s time to look at a year end round up of the DVC Resale Experts ROFR DVC 2022 annual stats. We’ve looked over a lot of numbers to bring you some insight into what Disney has been up to when it comes to ROFR buy backs. As a reminder, ROFR stands for right of first refusal. With a Disney Vacation Club contract, this means Disney is given the Right of First Refusal, or the opportunity to purchase a membership back, before anyone else when a Member wants to sell DVC points. If they like the price and are interested in that contract, Disney can purchase the contract at the price a buyer was set to purchase for. The ROFR decision process typically takes up to 30 days. In that time, Disney will decide if they want to refuse the contract or purchase it. As you peruse the content below, note that all numbers might not align with our other series and reports. Sales can take more than thirty days and take place in more than one calendar month or year.

What Does ROFR DVC 2022 Information Really Mean?

So why does ROFR DVC information matter? Disney’s interest in inventory can sometimes reveal changes in intentions for certain resorts. Like, perhaps, direct prices going up. One could guess many buy backs are meant to serve Disney Vacation Club's inventory purposes. Most importantly, the price at which Disney Vacation Club chooses to buy back with ROFR transactions matters for potential resale DVC buyers. Resale DVC buyers want to put in a bid that’s low enough that they feel that they are getting a good price but competitive enough that Disney won’t decide to exercise their right of first refusal privileges and buy it back instead. It’s hard to gauge when Disney will or won’t buy a contract back. Much of it has to do with the company’s plans, motivations and what inventory they have and less about the price in particular. DVC Resale Experts aims to help buyers using data and experience to speculate a fair price that will land them the resale DVC contract.

It benefits Disney Vacation Club to have a range of resorts to sell including the ‘sold out’ resorts. At this time Disney is actively selling Aulani, Disney Vacation Club Villas, The Villas at Disney's Grand Floridian Resort and Disney's Riviera Resort. All other resorts are considered sold out. However, you’re still able to purchase contracts at other resorts because Disney can keep an inventory due to processes like ROFR buy backs. Now that we’ve set the scene, here are the ROFR DVC 2022 annual stats based on DVC Resale Experts annual sales and numbers.

ROFR DVC 2022 ANNUAL STATS

The overall ROFR DVC 2022 percentage was about 21% of DVC Resale Experts sales. That means Disney chose to buy back just over 20% of all resale contracts sold by this individual company. We can assume there’s a strategy to what contracts Disney purchases back and, of course, those motives remain private. Going over our numbers, we can at least see what’s been popular throughout the year. For the 2022 ROFR DVC buy backs, the following resorts were purchased.

ROFR DVC 2022 Thoughts

Disney did not use the ROFR purchasing privilege for the following resorts in 2022: Aulani, Disney Vacation Club Villas, Boulder Ridge Villas at Disney's Wilderness Lodge, The Villas at Disney's Grand Californian Hotel, The Villas at Disney's Grand Floridian Resort, Disney's Hilton Head Island Resort, Disney's Polynesian Villas & Bungalows, Disney's Riviera Resort and Disney’s Vero Beach Resort. This is good news for anyone interested in purchasing a contract, or adding on, at these home resorts. Disney ROFR buy backs can target any resort based on Disney's inventory needs but past data does give us a general idea of what to watch for.

The standout resorts here are Disney's Animal Kingdom Villas and Disney's Saratoga Springs Resort with the most buy backs by far. These two home resorts alone accounted for nearly half of DVC Resale Experts' buy backs in the calendar year of 2022. Bay Lake Tower at Disney's Contemporary Resort, Copper Creek Villas and Cabins at Disney’s Wilderness Lodge and Disney's Old Key West Resort were next in line with more than ten buy backs each. Disney's Beach Club Villas and Disney's BoardWalk Villas both had a small number of buy backs in 2022 but it would still be good to consider that when placing a bid.

Disney Vacation Club ROFR and Direct Pricing

Quite a few of these resorts are sold at the lowest price per point at Walt Disney World. As a natural business strategy, it’s good for Disney Vacation Club to have a range of prices available when presenting options to potential new members purchasing directly from Disney. This is likely a reason for the additional buy backs at Disney's Animal Kingdom Villas, Disney's Saratoga Springs Resort and Disney's Old Key West Resort.

It seems annual, or nearly annual, DVC price hikes are unavoidable at this point, no pun intended. Resorts Disney Vacation Club is actively selling, currently Aulani, Disney Vacation Club Villas, The Villas at Disney's Grand Floridian Resort and Disney's Riviera Resort, just rose to $217 per point in price. When the Grand Floridian went from sold out to an active sell with the addition of rooms in 2022, the price fell quite a bit, probably to entice buyers. We can probably expect to see the direct price of The Villas at Disney's Grand Floridian Resort rise again once it sells out at its new capacity.
