I think we can officially say Disney ROFR DVC buybacks are...back. After three months with buybacks this year, the long break is over. It's a good time for resale buyers to keep an eye on where buybacks are happening each month.

We have that information for you in our Disney ROFR DVC June 2024 edition. Overall, this is still a great time for DVC resale buyers with contracts at most resorts going through to completion on the first try.

While this makes it a great time to buy, note that well priced contracts are selling.

Disney ROFR DVC June 2024: We've Got a Few

In June of 2024, Disney chose to use ROFR to buy back about 6% of DVC Resale Expert sales.

Out of the 50 ROFR responses received, 47 contracts passed and 3 were bought back by DVC.

The properties affected by ROFR DVC interception in June of 2024 were:

Disney's Old Key West Resort had three buybacks in June and at a high of $75 per point.

An overview of ROFR DVC 2024 numbers so far.

Before this in 2024, The Villas at Disney's Grand Floridian Resort and Spa had one buyback in February and at a high of $140 per point.

Then in May, The Villas at Disney's Grand Floridian Resort and Spa had one buyback at $147 and Disney's Old Key West Resort had three buybacks at a high of $73.

Prior to that, the last DVC ROFR buyback was Copper Creek Villas and Cabins at Disney’s Wilderness Lodge in December of 2022.

While this is more ROFR activity than we've seen in quite some time, this is still hopeful news for those interested in buying.

ROFR buybacks are still in lower numbers than the past.

Resorts that were not bought back by DVC during this time, because Disney Vacation Club chose to not buy any back, include the rest of the home resort round up: Disney’s Animal Kingdom Villas, Aulani, A Disney Resort and Spa, Bay Lake Tower at Disney’s Contemporary Resort, Disney’s Beach Club Villas, Disney’s BoardWalk Villas, Boulder Ridge Villas at Disney’s Wilderness Lodge, Copper Creek Villas and Cabins at Disney’s Wilderness Lodge, The Villas at Disney's Grand Floridian Resort and Spa, The Villas at Disneyland Hotel, The Villas at Disney’s Grand Californian Hotel, Disney’s Hilton Head Island Resort, Disney’s Polynesian Villas & Bungalows, Disney’s Riviera Resort, Disney’s Saratoga Springs Resort and Disney’s Vero Beach Resort.

Thoughts on ROFR DVC June 2024 Stats: What This Might Mean for Buyers

Will these ROFR buy backs continue? Will ROFR be regular again?

At this point, based on recent data, it seems like we could be expecting at least a few ROFR buybacks each month. Where will they be? Only time will tell. For now, buyers at Disney's Old Key West Resort should be sure to consult with their Expert about pricing. 

A ROFR buyback can be especially disappointing for those purchasing a rare DVC resale market contract. In the event that a contract is bought back by Disney, the Experts will be ready to assist you in next steps.

Why have Disney Vacation Club buybacks been rare in 2023 and early 2024?

Right of First Refusal buybacks are usually a regular occurrence. In a typical month, we might see a few buybacks at a few different resorts. We’re always aiming to keep potential buyers informed on which resorts are most popular. Not only are the resorts that Disney is interested in buying back important but the amount Disney is paying for those buybacks can guide you in your price point.

DVC doesn't share why or when they might buy contracts back. Following news and trends can help us hypothesize. The pause and slow down on ROFR buybacks could be due to any of the following or some combination of these:

• Disney Vacation Club sales being slow
• Cutbacks since Bob Iger's return as C.E.O.
• High interest rates could be deterring buyers
• The wide slate of resorts Disney is actively selling could be more of a draw
• Because of all this, Disney Vacation Club may be fully stocked and not need to buy back any contracts to cater to potential buyers' needs

ROFR DVC Stats and Pricing Competitively

If you’re interested in buying a contract at a home resort that Disney is more likely to buy back in more normal conditions, this might be a good time to put in that offer you’ve been waiting on. Disney ROFR DVC Meaning

To refresh your memory or fill you in, here’s a reminder of what ROFR stands for and means. The letters ROFR stand for Right of First Refusal. What is DVC ROFR? Disney Vacation Club contracts say Disney has the Right of First Refusal, or the first opportunity, to buy a contract back when a Member chooses to sell Disney Vacation Club.

ROFR buybacks happen during the closing process when a Member is selling a DVC contract. When the seller accepts an offer from a buyer, Disney is able to buy the contract back at the agreed upon rate instead of letting the sale go through.

When Are Disney ROFR DVC Stats Important?

The Right of First Refusal is not as important for someone who is selling DVC points. Sellers make the same amount from a sale if Disney chooses to buy it back because they must pay the rate the seller agreed to sell it for as specified in Disney Vacation Club contracts. For sellers, Disney choosing to buy a contract back doesn’t make too much of a difference since the price is the same.

The Right of First Refusal is a very important part of the process for those who are buying resale DVC points. If Disney chooses to buy back the contract during the Right of First Refusal process, the sale does not move forward for the buyer.
