Disney ROFR DVC Stats for April 2022

It’s time to review the Disney ROFR DVC stats for April 2022. This is based on DVC Resale Experts’ own sales and data from this time period. What does ROFR mean? The acronym itself stands for Right of First Refusal. In Disney Vacation Club contracts it says Disney has the Right of First Refusal, or the first chance, to buy a contract back when a Member chooses to sell DVC points. This part of the transaction comes into play after a seller accepts an offer. Disney then has a say if they would like to buy the contract back at the agreed upon rate instead of letting the sale go through.

Let’s talk about how a potential DVC resale contract buyer can benefit from being familiar with the information we’re sharing below. ROFR numbers really matter when you’re interested in buying resale DVC points, not when you’re selling DVC points. When you place a bid on a resale DVC contract, it’s important to price competitively. You, of course, want to get the best value but if you price too low, the sale may become more appealing to Disney during the ROFR process. Depending on Disney’s business motives at the time of the sale, if the price is right, they may purchase the contract back instead. This leaves potential buyers needing to look for a new resale contract. Disney ROFR DVC Stats for April 2022

In April of 2022, Disney chose to use ROFR to buy back about 24% of DVC Resale Expert sales. Out of the 42 ROFR responses received, 32 contracts passed and 10 were bought back by DVC. 

The resorts affected by ROFR DVC interception in April of 2022 were: Disney’s Animal Kingdom Villas, Copper Creek Villas & Cabins at Disney’s Wilderness Lodge, Disney’s Old Key West and Disney’s Saratoga Springs Resort.

Disney’s Animal Kingdom Villas had two buy backs in April and at a high of $134.00 per point.

Copper Creek Villas & Cabins at Disney’s Wilderness Lodge had one buy back and at a high of $150.00 per point.

Disney’s Old Key West had five buy backs in this time period and at a high of $136.00 per point.

Disney’s Saratoga Springs Resort has been another popular buy back for some time now with two contracts going back to Disney in April. The per point buy back high price in April of 2022 for Saratoga Springs was $139.00.

Resorts that were not bought back by DVC during this time, either because no contracts were sold or Disney Vacation Club chose to not buy any back, were: Aulani, A Disney Resort and Spa, Bay Lake Tower at Disney’s Contemporary Resort, Boulder Ridge Villas at Disney’s Wilderness Lodge, Disney’s Beach Club Villas, Disney’s BoardWalk Villas, Disney’s Hilton Head Island Resort, Disney’s Polynesian Villas & Bungalows, Disney’s Riviera Resort, The Villas at Disney’s Grand Floridian Resort, The Villas at Disney’s Grand Californian Hotel and Disney’s Vero Beach Resort.

Note that the ROFR numbers for the month don’t always align with the numbers in our DVC average resale price monthly series. This is because contract sales often take more than thirty days from start to finish and details of a contract can be accounted for in different months.

Thoughts on Disney ROFR DVC Stats

Familiarity with Disney ROFR numbers is especially important if you’re interested in buying a contract at a resort like Disney’s Saratoga Springs Resort and Spa or Disney’s Old Key West Resort that Disney is seemingly more interested in lately. Recently we’ve pondered that some of Disney Vacation Club’s buy back choices could be influenced by current Members adding on points. DVC works to have an inventory that suits them. It makes sense for Disney to have an inventory range at different price points and with properties people want to buy. For some, the lower per point price resorts are more appealing. Having contracts available at lower priced resorts at Walt Disney World Resort like Old Key West, Saratoga Springs and Animal Kingdom is surely beneficial for Disney Vacation Club. These three properties have some of the lowest prices, all at $200.00 per point, when buying direct.
