There’s been a lot more of the same here. Disney continues its legal battles with the governor of Florida. The Walt Disney Company has been steady in its mission to lay off 7,000 employees. The stock price is consistently down. Basically, Disney is in a moment of uncertainty in a lot of ways. In positive news, The Little Mermaid film came out in late May and some additional character meet and greets have come back in the parks at Disney World. Travel has normalized after the pandemic boom and deals are back at Disney. Still, with all of this, there have not been any ROFR DVC buybacks. As you’ll see below in our Disney ROFR DVC Stats for May 2023, buybacks are still on pause. This keeps us in a great time to buy DVC resale. Per point prices on the DVC resale market are still down. Note that well priced contracts are still selling so if you’re ready to sell DVC, it is possible.

Each month we share the Disney ROFR DVC stats for the month before. We go over the numbers, aiming to inform potential DVC resale buyers and sellers. Disney ROFR DVC Stats for May 2023

For the fifth month in a row, there is nothing to report! This is different from our usual monthly DVC ROFR roundup but we still have a few things to talk about. Below we discuss, and try to understand, why there are no ROFR buybacks to report on at this time. In May of 2023, Disney chose to use ROFR to buy back 0% of DVC Resale Expert sales. Out of the 50 ROFR responses, 50 contracts passed and 0 were bought back by DVC.

No properties were affected by ROFR DVC interception in May of 2023. This, in combination with low per point prices at most resorts, makes it a great time to buy DVC resale.

Resorts that were not bought back by DVC during this time, because Disney Vacation Club chose to not buy any back, include the entire home resort round up: Disney’s Animal Kingdom Villas, Aulani, A Disney Resort and Spa, Bay Lake Tower at Disney’s Contemporary Resort, Disney’s Beach Club Villas, Disney’s BoardWalk Villas, Boulder Ridge Villas at Disney’s Wilderness Lodge, Copper Creek Villas and Cabins at Disney’s Wilderness Lodge, The Villas at Disney’s Grand Californian Hotel, The Villas at Disney’s Grand Floridian Resort, Disney’s Hilton Head Island Resort, Disney’s Old Key West Resort, Disney’s Polynesian Villas & Bungalows, Disney’s Riviera Resort, Disney’s Saratoga Springs Resort and Disney’s Vero Beach Resort.

Thoughts on Disney ROFR DVC Stats

It’s important for us to share the popular ROFR DVC buy back resorts to inform buyers of their potential risk of a ROFR buy back. We don’t know exactly why Disney Vacation Club favors buying back different resorts at different times. So far in all of 2023, no resorts have been favored because no DVC ROFR buy backs have happened for DVC Resale Experts clients.

That means if you place an offer on a resale contract and the seller accepts, you’re on your way to becoming an owner. We’re not sure why this DVC ROFR report is another blank slate but we can take a few guesses.

Why isn’t Disney Vacation Club buying back contracts?

Disney Vacation Club doesn’t share why they aren’t buying back contracts. Based on what’s been going on at and around The Walt Disney Company, we can take some educated guesses. The pause on ROFR buybacks could be due to any of the following:

  • ROFR could be on pause due to a spending freeze from Bob Iger’s return and restructuring.
  • The pent up demand of post pandemic travel has settled down and Disney deals are back.
  • With these kinds of slowdowns, it’s possible Disney Vacation Club sales have been slow.
  • Interest rates are higher so potential buyers may be waiting to get a loan.
  • With two new DVC resorts on the way, those may be the focus of new buyers instead of older resorts.

Whatever the cause, with DVC not buying contracts back through the ROFR, buying resale DVC becomes even more intriguing. We don’t know how long this will last but it streamlines purchases for buyers when the sale goes through without interception. With excellent prices on resale Disney Vacation Club contracts, the buyer’s market continues. It’s a great time to look for your dream contract and negotiate with a seller!

Popular Disney ROFR DVC Buybacks

If you’re on the market to buy, you will still want to note which resorts could be popular buybacks. Disney might resume at any time. Those resorts include:

  • Disney’s Animal Kingdom Villas
  • Bay Lake Tower at Disney’s Contemporary Resort
  • Copper Creek Villas and Cabins at Disney’s Wilderness Lodge
  • Disney’s Old Key West Resort
  • Disney’s Saratoga Springs Resort

Animal Kingdom and Saratoga Springs had about two times as many buybacks as some others mentioned here. Those two are especially important to aim to price right for with Bay Lake Tower a third to consider. This is all based on Disney ROFR DVC buybacks from the full year of 2022. Remember it’s possible that Disney can buy back at any home resort but these have been the ones we usually see a notable percentage of go to ROFR.

ROFR DVC Stats and Pricing Competitively

If you want to buy a contract at a home resort that Disney is more likely to buy back in more normal conditions, this might be a good time to put in that offer you’ve been waiting on. If buy backs start up again and you miss this rare window of opportunity, talk to an Expert about pricing your offer competitively. In more normal months, when we’re talking about the per point prices, remember the amount of points on the contract has an affect on that number. Contracts with higher point values typically sell for a little less per point while contracts with less points sell for a bit more per point. Note that ROFR numbers for the month don’t always align perfectly with the numbers in our other monthly series on the DVC average resale price. The closing process usually takes more than thirty days from start to finish. Because of this, details of a contract may be seen in different months in these series.

Disney ROFR DVC Meaning

To refresh your memory or fill you in, here’s a reminder of what ROFR stands for and means. The letters ROFR stand for Right of First Refusal. Disney Vacation Club contracts say Disney has the Right of First Refusal, or the first chance, to buy a contract back when a Member chooses to sell DVC points. ROFR buybacks happen during the closing process when a Member is selling a DVC contract. When the seller accepts an offer from a buyer, Disney is able to buy the contract back at the agreed upon rate instead of letting the sale go through.

When Are Disney ROFR DVC Stats Important?

The Right of First Refusal is not as important for someone who is selling DVC points. Sellers make the same amount from a sale if Disney chooses to buy it back because they must pay the rate the seller agreed to sell it for as specified in Disney Vacation Club contracts. The Right of First Refusal is a very important part of the process for those who are buying resale DVC points. If Disney chooses to buy back the contract during the Right of First Refusal process, the sale does not move forward for the buyer. When this happens, DVC Resale Experts is happy to help the buyer find the next right contract that will make their vacation dreams come true. For sellers, Disney choosing to buy a contract back doesn’t make too much of a difference since the price is the same.
