DVC Resale: How Much Does it Cost Upfront?

If you’re always looking forward to your next Disney trip, it might be time to join Disney Vacation Club. Paying up front for Disney vacations over the next few decades has the potential for saving quite a bit compared to booking rooms at Deluxe resorts for individual vacations. DVC resale is available for a much better price than buying direct from Disney. The prospect of joining Disney Vacation Club is exciting and a big commitment, making research a must do. You may have heard of annual dues, the fee DVC Members pay each year that covers upkeep, taxes and more. When it comes to DVC resale, how much does it cost upfront?

Paying cash for DVC Resale: How much does it cost upfront?

If you are buying resale DVC outright, the total amount due at closing is typically the purchase amount and closing costs if the buyer is paying the closing costs. In some cases Disney requires the dues to be paid at closing so that would be added in as well.

Closing costs vary depending on two factors: the sale price of the contract and the state the Home Resort is located in. All four states Disney Vacation Club resorts are in, Florida, South Carolina, California and Hawaii, have different closing cost amounts. To give you an idea, if a resale DVC contract costs $20,000, closing costs in Florida would come in at about $678.

The cost of annual dues are dependent upon the Home Resort you choose and how many points you are purchasing. For example, the Copper Creek Villas & Cabins at Disney’s Wilderness Lodge annual dues are $7.60 per point for the 2022 calendar year. So, if you buy a 100 point resale DVC Membership and are required to pay annual dues up front it would cost $760.00.

Financing DVC Resale: How much does it cost upfront?

If you are financing your resale DVC purchase, you will need to have a 10% to 20% down payment, closing costs, and potentially the annual dues.

If you’re considering financing, DVC Resale Experts recommends preferred partner Vacation Club Loans. With Vacation Club Loans it’s possible to finance up to 90% of your DVC resale purchase and for a duration of up to 10 years depending on the loan amount. Once you’re approved, you can relax and enjoy the process because there’s no approval expiration. Take your time looking for the right resale DVC contract. It will also be helpful that approvals do not expire in the event Disney Vacation Club chooses to exercise their Right of First Refusal.
